How Your Property Value Affects Your Rates

Council rates are partly based on the value of your property. The value used to calculate your rates is called your Annual Assessed Value (AAV). This value is set by the Office of the Valuer-General - not by Circular Head Council.

Property Revaluations for 2026/27

A full Municipal Revaluation has now been completed by the Office of the Valuer-General for the 2026/27 financial year. The last full Municipal Revaluation was completed in the 2019/20 rating year.

This full revaluation may result in noticeable changes to your property value, especially if there have been:

  • improvements made to your property
  • changes to the condition or presentation of your property
  • changes in the appeal of your street or surrounding area
This means your property value may go up or down, even if you have not recently bought or sold your property.
If your AAV changes, your rates may also change.

What should you look for?

You will soon receive a Valuation Notice from the Office of the Valuer-General showing your updated property value. If you think the valuation is incorrect, you must lodge an objection directly with the Valuer-General’s Office within 60 days.

Important to know

If you wish to lodge an objection, you must do it when you receive your Valuation Notice - not later when your rates notice arrives.
Council cannot change your property valuation.
